The design for this hotel and shopping center is based on the following criteria:
   1. Utilization of technologies and principles of sustainable design.
   2. Integration with existing and proposed communities in the immediate area by creating different types of pedestrian and vehicular connections within its context.
   3. Maximization of views toward the city and the adjacent bodies of water.
   4. Maximization of potential landscaping and gardens to integrate with existing ecological conditions.
The most public aspect of the retail center and the adjacent proposals is dominated by the entryways and their views to the garden, sculptures, fountains and other exterior amenities. The gardens are intended to be a vital space for the retail center, hotel, and office towers that compliment existing landscape and surrounding infrastructure.
